Business Rates FAQ

Clear answers for commercial occupiers checking rateable value, business rates bills, and whether a property may be worth reviewing.

What is RateRight?

RateRight is a free screening tool for UK commercial and other non-domestic properties. It helps occupiers check rateable value, estimated business rates, and appeal signals using available VOA and comparable-property data.

Can RateRight check a private home?

No. RateRight is for business rates on non-domestic property such as shops, offices, warehouses, pubs, salons, restaurants, and similar premises. Private homes usually pay council tax instead.

What is a rateable value?

A rateable value is the Valuation Office Agency's assessment of a non-domestic property's annual rental value at a valuation date. Billing authorities use it with the business rates multiplier and relief rules to calculate bills.

How do I know if my business rates might be too high?

Warning signs include a rateable value that is high compared with similar premises, incorrect floor area, an outdated property description, major local market change, or a property use that differs from the rating record.

Can I appeal my 2026 rateable value?

If the 2026 rating list applies to your property and you believe the assessment is wrong, you may be able to use the Check, Challenge and Appeal process. RateRight provides an indicative screening result only, not professional rating advice.

Does RateRight submit appeals?

No. RateRight currently provides a free diagnostic and plain-English screening report. Users should verify records with the VOA or a qualified rating professional before making formal submissions.

Where does RateRight get its data?

RateRight uses available VOA non-domestic rating records and related comparison data where configured. Users should still verify the official rating record before acting on a result.

What should I do after a screening result?

Use the result as a triage step. Confirm the official VOA record, check facts such as floor area and description, gather evidence, and then decide whether a formal Check is worth pursuing.
